Everything begins with a theory.
Theory is the first of three new residential rental buildings settled at the southeast corner of Wesbrook Place. With a 6-storey wood frame design developed by UBC Properties Trust and managed by Village Gate Homes, Theory provides rental homes for faculty and staff.
Theory is a sustainability-focused residential building featuring 136 thoughtfully designed air-conditioned units, ranging from studio apartments to spacious four-bedroom homes, some of which include an additional den.
The development team at UBC Properties Trust approached the project with a holistic vision, ensuring that Theory would set a new standard for sustainable living while fostering a strong sense of community for UBC’s faculty and staff. The emphasis was on creating a space that goes beyond just housing; Theory’s design and features are deeply intertwined with the goal of enriching the lives of its residents and minimizing environmental impact.
As the first of three new rental buildings on this site in the growing Wesbrook Place neighbourhood, Theory adds to the total of 515 new units expected, fostering a vibrant community atmosphere. Residents will enjoy an array of both indoor and outdoor amenity spaces, enhancing the living experience.
The outdoor shared courtyard is a centrepiece, featuring ample seating, a lush lawn, a yoga platform, and a dedicated children’s play area, encouraging social interaction and relaxation in a natural setting. The rooftop terrace on the sixth floor provides stunning views and is perfect for gatherings, equipped with electric BBQs, a collective dining table, and comfortable lounge seating. Adjacent to Theory, is a new neighbourhood park connecting to the existing network of neighbourhood greenways as well as to Pacific Spirit Regional Park, providing residents with seamless access to scenic outdoor spaces and enriching their connection to nature.
Indoors, residents can take advantage of a fully equipped amenity room complete with a kitchen, dining area, and various seating options. Levels 2 through 6 have additional communal spaces, including a mixed-use room designed for creativity and productivity. For Theory resident’s convenience, a guest suite is available for booking.
Theory supports a sustainable lifestyle with a variety of eco-friendly amenities, including secure indoor bike storage with repair stations, electric vehicle charging stations, and convenient recycling and compost collection.
